POSITION: -Homebuilding Purchasing Associate
DEPARTMENT: Purchasing
REPORTS TO: Director of Purchasing
CLASSIFICATION: Exempt

SUMMARY:
In this role as the Homebuilding Purchasing Associate at Winfield Communities, will be expected to manage cost type responsibilities. In addition to having a limited cost type responsibility you will be the starts auditor and Purchase Order release person. You should be successful in communication with all internal departments, field supervisors and trade partners. The Homebuilding Purchasing Associate should possess the skills to completely analyze a category and provide recommendations to the Director of Purchasing.

ESSENTIAL DUTIES:

1. -Processes payment vouchers; prepares basic legal documents including resolutions and entity formation documents.

2. -Prepares organization charts; organizes and files individual department files.

3. -Maintains homebuilding databases; assists with closing packages; opens mail and disperses it accordingly, schedule meetings.

4. Tracks and verifies any missing contract documents are received; audits all sales contracts through DocuSign.

5. Completes audits of design selection paperwork for contracted home sites (& Specs) before buyer sign off - including verifying garage hand and compliance with restriction list for a given community/lot.

6. - -Audit signed design selection DocuSign envelope for approval as "final reviewer"; posts design paperwork to Build Pro/Supply Pro.

7. -Responds to homebuilding inquiries from trades relating to posted paperwork through phone calls and email.

8. -Works with Purchasing on final design paperwork questions and related matters that may arise; serves as Purchasing backup for initiating cutoff releases for construction stages in BuildPro; releases commitments to Construction Team for Purchase Order release.

9. -Assists with late change requests.

10. -Approves updated signed paperwork, once construction has begun; generates "Option Change Log" and saves all revised paperwork to secured company computer drive; replaces existing paperwork in BuildPro and SupplyPro; notifies appropriate trades of the changes.

11. -Updates daily sales, design, and construction information to design log & Customer Relationship Management (CRM) software; changes dates in CRM for lots not yet released to BuildPro.

12. -Performs other duties as determined and required based on project need.

EDUCATION:
Must have a Bachelor's Degree in Business, Communications, or related filed, or comparable experience.

EXPERIENCE:
Must have at least one (1) years' experience in the construction industry, preferable in residential and multi-family sector. Experience in homebuilding purchasing, construction industry, or related experience preferred.

SKILLS:
Must have the following skills and/or abilities:
Strong ability to work independently with limited supervision.
Strong ability to work on multiple projects and maintain deadlines.
Strong data entry and reporting skills.
Basic knowledge of DocuSign software (preferred)
Basic knowledge of Build Pro/Supply Pro software (preferred).
Basic knowledge of Customer Relationship Management (CRM) software (preferred).
Strong customer service skills.
Strong computer and keyboard skills which includes MS Word and Excel, ten-key number pad or calculator by touch.
Strong communication (both written and verbal) and organizational skills.

LICENSES/CERTIFICATIONS:
Must have a current Texas driver's license and a satisfactory driving record.

PHYSICAL REQUIREMENTS:
Must be able to perform the following physical activity on a frequent to constant basis:
- - - - - - -Sit for long periods of time.
- - - - - - -Lift 10-20 lbs. of files, plans, office supplies, or similar items.
- - - - - - -Constantly uses fingers and hands when dialing/answering the telephone and operating a computer or other office machinery, such as a copy machine, scanner, and computer printer.
- - - - - - -Ability to hear average or normal conversations and receive ordinary information through verbal communications in person or detect objects in and around job site over the telephone.
- - - - - - -Average, ordinary visual acuity necessary to prepare or inspect documents; operate a computer or other office machinery; or.
- - - - - - -Walk short distances on slippery, even, and/or uneven surfaces.
- - - - - - -Stand, bend, stoop, kneel, crouch, twist, turn, or crawl.

WORKING CONDITIONS:
- - - - - - -Majority of work is performed in an office atmosphere located inside a building with no hazardous or significantly unpleasant conditions.
- - - - - - -May require infrequent job site visits involve performing work in outdoor weather conditions with exposure to extreme cold, heat, and noise depending upon project site; and may also include the following:
-- -dust, fumes, cleaning chemicals, and/or other harsh/hazardous solvents or disinfectants
-- -electrical components, power lines, or other electrical hazards
-- -rebar, blades, or other sharp objects/tools
May travel locally during the workday.

Must be able to:

Adhere to and perform functions according to company and OSHA safety guidelines.
Wear personal protective equipment as required such as steel toed shoes, gloves, safety glasses, hearing protection, hard hat, vest, and the like while conducting job site visits.
Maintain regular, timely, and predictable attendance.
Represent the company in a professional manner to callers and visitors.
